At its meeting on May 7, the Development Review Board (DRB) approved an application for retail sales at the former site of Next Door Bakery. Green Pasture Meats intends to open a butcher shop in this location.
Most of the meeting was devoted to a review of the final plan and conditional use application filed by Shelburne Green for the expansion of their complex: 12 new buildings on the southern portion of their property at 6221 Shelburne Road. Members discussed landscaping and lighting plans which met the concerns of property owners at the Gables on the eastern edge of the property. On a preliminary basis, the DRB agreed to set a 20,000 square foot maximum on building one of the new development, a 10,000 square foot maximum for each subsequent building, with a total overall limit of 70,000 square feet.
Five of the six proposed conditional uses were non-controversial – but defining “accessory use” posed a problem (i.e. whether a certain amount of space could be “accessory” to the entire complex, such as for an employee café). Some members were concerned that such a café could turn into a popular “destination restaurant,” drawing a great deal of traffic, or bring in a franchise. Graham Goldsmith, Jr., speaking on behalf of Shelburne Green, emphasized that was not the intent of the request. Rather, he envisions a small, locally-owned operation which would offer breakfast and lunch for employees with perhaps a catering operation. The DRB may decide to limit signage, advertising, and seating for such a café as well as setting a general size limit. The discussion was continued to their next meeting.
The DRB also approved the addition of a 5×12-foot utility shed behind a home at 910 Falls Road; and elected Mark Sammut as Chair, Jeff Pauza as Vice Chair, and Peter Keelan as Clerk.
The next meeting of the DRB will be held Wednesday, May 21, when members will make a final decision on the Shelburne Green project.
