The Shelburne Planning Commissioners met Jan. 28 and reviewed the text of the proposed revisions and updates of Phase "2B" Articles that had been discussed at its previous meeting on Jan. 14. It is the job of the Planning Commission to discuss and suggest rewrites, if necessary, so that the zoning bylaws in the Plan reflect the intent of the current Shelburne Town Plan (adopted January 2007). Once these proposed rewrites are complete and a public hearing is held, the commission then sends the document to the Selectboard for either comment or adoption by that body.

The discussion of Phase "2B" consisted of Article 10 (Mixed Use District), Article 11 (Commerce and Industry District), Article 12 (Commerce and Industry South District) and Article 19 (General Regulations).

Section 1020.41

Under Section 1020.41 of Article 10 (Mixed Use District), which suggests additional proposed uses above and beyond the general standards set forth in Sections 1010 and 1020, the commissioners added two categories: 1."Such use is of the same functional and physical character as those permitted or allowed uses in the district," and 2. "Such use will not be detrimental to adjoining land uses."

Category 1 includes the following features: a) inherent character of primary activity or activities b) typical predominant sound levels and qualities c) typical exterior activity levels d) typical exterior lighting requirements, e) typical predominant odor if any f) typical vehicular traffic and g) seasonal and diurnal patterns of sound, lighting, smells, exterior activity levels.

Category 2 includes the following features: a) predominant sound levels and qualities b) exterior activity levels c) exterior lighting d) predominant odor if any e) vehicular traffic f) seasonal and diurnal patterns of sound, lighting, smells, and exterior activity levels.

A warning for a public hearing of the proposed changes will be advertised and the public hearing will be held Feb. 25.

Wayfinding signs

The commission discussed the proposed signage for the community. The use of the proposed logo was discussed and not supported by the entire commission. Several members suggested that a contest for a sign logo design be held and the idea will be passed along to the Selectboard for discussion.
