Development Review Board decides on Shelburnewood conditions

Friday afternoon, April 2, the DRB came to a decision regarding Green Mountain Development Group's (GMDG) request to reconsider specific project conditions. See the attached pdf document for specifics on the decision, which was signed by all DRB members with the exception of Chairmen Peter Gibbs.

 

A public hearing was held on March 24 in reference to these conditions. At this meeting, John Giebink and Charlie Brush of GMDG read a statement that said, in effect, they were withdrawing from the project. At the end of the meeting the DRB said they would not consider the developers withdrawn until they received notice in writing. As of Friday afternoon, the Town offices had not received any written notification that the developer had withdrawn.

 

When reached for comment, Giebink said, "Charlie and I will no longer be working on the project." Giebink also said, "With the revised decision, which just came out, we see no change in the temperament of this board (DRB) as a whole. We still see drop dead conditions that just make it too difficult for us to continue doing anything more after the four and a half years we've put in."

 

According to Town Planner Dean Pierce the conditions that were addressed by the DRB, pertain to the access and the slope of the proposed development. Pierce said the condition concerning the access was modified and that the DRB would prefer an access that serves both the project and the properties across on the other side of the street, but they are only requiring one access and a slip lane exit. In essence, the DRB softened the condition. With regard to the slope condition, the DRB removed the reference to the elevation contours, and changed the language. The DRB also calls upon the applicant to give more information and evidence in the final plan. Final plan application is due from the developer to the Town within six-12 months after the developer receives preliminary plan approval.
